On June 26, 2024, Sullivan’s Concrete Coating officially opened the doors of their new 10,000 sq. ft. facility and location inside the J.F. Helsel Commerce Park in Washington County. The J.F. Helsel Commerce Park is a 129-acre park located in south central Indiana. The business park is a certified Indiana Shovel Ready Site, zoned I-1 for light manufacturing. The park includes utilities on the site (water, wastewater, electric, natural gas, and fiber internet connectivity). The commerce park is under the zoning authority of the City of Salem and includes quick access to two interstates.

Since the inception of the business in 2019, Sullivan’s Concrete Coating has established itself as the leading concrete coating business in the region. They have partnered with Penntek Industrial Coatings, enabling them to deliver top-quality polyurea concrete coating products. In addition to these core offerings, they also provide concrete polishing and Ashford formula.

For its next chapter of growth, Sullivan’s Concrete Coating faced a pivotal decision of choosing a strategic location that would allow them growth for the future while maintaining operational efficiencies. Three potential sites were evaluated, and while each location offered unique benefits, they ultimately chose J.F. Helsel Commerce Park in Washington County.

The selection of J.F. Helsel Commerce Park was influenced by several compelling factors. “The land price was more than reasonable, and the site offered not only the space required for our current operations but also room for future expansion,” said Office Manager Julie Thixton. “This flexibility will allow us to set up additional crews and hire more employees as our business grows. The strategic location, adjacent to the City of Salem bypass and just 20 minutes from I-65, also helps us minimize travel time and maintain efficiency in our operations,” said Thixton.

Sullivan’s went on to note that one of the standout benefits of choosing Washington County was the collaborative experience with local officials and organizations. “Working with Mayor Green, Angie Buchanan, the Executive Director of the Washington County Economic Growth Partnership, and the WCEGP board proved to be invaluable,” stated Thixton. “Their support was instrumental in navigating various aspects of the building process, including interactions with contractors, utility companies, and securing tax abatements.”
